Outside, we check fixings, laps, ridgelines, valleys and gutters, looking for capillary paths, wind-driven rain points and cracked bedding. If required, we stage controlled hose or dye tests to isolate the fault. Everything is photographed and mapped so you can see exactly what we’ve found and why we recommend a particular fix.
Targeted tests confirm the route water is taking. We use gentle, localised hose tests to avoid forcing water where it wouldn’t normally travel, and harmless tracing dye where internal access allows. By moving systematically—eaves to ridge, valley to verge—we identify the first point of ingress rather than symptoms downstream. Floors and furnishings are protected and results are documented for the record.
After tracing we provide an easy-to-read report: annotated photos, a brief explanation of causes, and a colour-coded set of actions—urgent make-safe, essential repair and optional improvements. When rain is incoming, speed matters. We make the area weather-tight with temporary measures—secure sheeting, taped membranes or emergency flashings—so the interior can dry while permanent repairs are organised. Fixings are positioned to avoid further damage and neighbours are considered when setting scaffold or access.
High winds can lift ridges, verges and entire tile runs. We install anchored covers that won’t chafe the roof, remove loose fragments, and cordon off hazards below. Most pitched-roof leaks stem from slipped units, nail fatigue or disturbed bedding. We lift, re-bed or replace affected tiles/slates, reinstate the gauge and secure with the correct clips or fixings to BS 5534. Reclaimed tiles or matched slate are used where appearance matters. We finish by checking adjacent courses and alignment so the repair becomes invisible from the ground.
Failed nibs, perished nails and wind-lift are common. We re-nail or clip, replace broken units and correct the batten gauge if it has crept. Cuts are wet-sawn, not snapped, and small infills are avoided. Where multiple slips suggest fatigue, we’ll propose a targeted strip-back and refix rather than piecemeal visits.
Loose ridges or crumbling verges admit wind-driven rain. We renew valley linings in lead, GRP or suitable alternatives, set correct soaker/undercloak details and ensure free paths to outlets. At abutments we replace tired flashings and trays, forming neat chases and dressed laps that move with the building rather than cracking out.
Lead is sized by code to control movement, fixed with clips—not over-nailed—and treated with patination oil to prevent staining. We form back trays to stop water driving under tiles at chimneys and dormers, add secret gutters where geometry demands, and reinstate soakers to the correct step pattern.
We rake chases, insert properly wedged lead steps and dress them to the bond without thin slivers. Aprons land onto tiles/slate with adequate cover and a clear water path. Sealants are used only as specified—never as the primary defence—so the joint remains serviceable for years.
Stacks collect weather on every face. We repoint failing joints with compatible mortars, re-form flaunching to shed water, and fit pots or cowls as needed. Where persistent damp is traced to the stack body, we install or renew trays and repair render or brickwork to restore the weathering detail.
Soft, porous pointing and cracked flaunching invite water. We rake out to depth, repoint in lime or specified mixes to match the building, and rebuild or re-cast flaunchings with a smooth fall from pot to edge. Works are coordinated with lead renewals so details tie together cleanly.
Internal damp patches are often solved by a correctly detailed tray. We cut-in new trays with stop ends, renew aprons and step flashings, and fit appropriate pots or bird/rain cowls. All fixings are secure and aligned; finishes are neat and photographed for your records.
Hidden water can rot fascias, bargeboards and rafter ends. We splice or replace decayed sections, treat adjacent timber and ensure ventilation paths are restored. Over-sealing a roof traps moisture, so we pair repairs with sensible breathability—clear eaves paths, ridge ventilation and moisture-safe collars around services—to protect the structure long-term.
We remove failed cappings, assess extent, and either splice in new timber or replace lengths outright. Treated timber or uPVC can be used to suit the property. Primer, seal and paint systems are applied to specification; gutters are reset to correct falls once the eaves line is true.
Condensation presents like a leak. We add over-fascia vents, continuous ridge vents or discreet tile vents to create balanced airflow. Vapour control and insulation are checked so warm, moist air isn’t driven into cold voids. This simple upgrade often eliminates recurring “mystery” damp.
Once watertight, keep it that way: clear gutters, check valleys after leaf-fall, and have fixings and ridges inspected annually—especially after storms. Minor seal repairs and slipped units caught early cost little; ignore them and nearby timber, plaster and decoration pay the price.
