We plan doors, windows, storage and desk or sofa positions, then set heights and access routes that work day to day. Size, Siting & Permitted Development
Most garden rooms fall under permitted development if height, placement and use rules are respected. We’ll advise on typical limits (overall height, distance from boundaries, use as incidental space) and suggest tweaks—lower profiles, set-backs or different roof forms—if needed. Siting considers sun, shade, neighbours and trees, plus practicalities like access for materials and future maintenance around the shell.
Base & Structure
A flat, durable base and a straight, rigid frame are the foundation of a comfortable room. We set levels to avoid water tracking inside, isolate timber from ground moisture and build a square shell that stays true for cladding and interior finishes. Openings are framed properly so doors and windows operate smoothly year-round.
Concrete Slab or Piles
Concrete slabs give a robust, thermally capable base—ideal for year-round rooms and heavy fit-outs. Where roots, services or slopes make slabs impractical, we use ground screws or piles with insulated suspended floors. Whichever we choose, damp protection, insulation and airtightness at the perimeter are detailed so floors feel warm and solid underfoot.
Timber Frame & Weatherproof Shell
We build straight, plumb frames with sheathing for racking resistance and breathable membranes outside the insulation line. Trims and flashings are installed as we go, not added later, so water is shed cleanly. Openings are square and sealed; cavities are ventilated as the cladding system requires to prevent trapped moisture.
Insulation, Vapour Control & Cladding
Comfort and durability rely on the right layer order. We fit insulation to the specified thickness, install a continuous vapour control layer on the warm side with taped joints, and maintain ventilation gaps behind cladding. Choices include timber, fibre-cement or metal; all are fixed to straight battens with neat corners and drips, delivering a crisp finish that weathers well.
Windows, Doors & Roofing
Glazing is sized for light and security, with multi-point locks and trickle vents where needed. Roofs are detailed to avoid leaks and staining, with clean eaves lines and gutters that don’t drip onto paths. Overhangs reduce rain on façades and give shade in summer while letting low winter sun in.
EPDM/GRP Roofs & Overhangs
EPDM gives a seamless, low-maintenance flat roof with neat edge trims; GRP creates a tough, moulded surface ideal for complex shapes. We form falls to outlets, flash to walls correctly and set overhangs to protect doors and cladding. Rooflights can be added for daylight without glare over desks or workbenches.
Power, Heating & Data
We plan services early: a tidy consumer unit, plenty of sockets, hard-wired data, and lighting that works for screens or craft. Heating options include panel heaters, IR panels or a compact air-con/heat-pump for year-round comfort and quick warm-up. Cables run in conduits for future changes, and all works are certified by qualified trades.
Interior Fit-out & Finishes
Inside, we line and finish to your preference—paint-ready boards, feature ply, or shadow-gap cladding. Floors are level and warm with suitable underlay; skirting and trims are tight and consistent. We can add storage, desks or shelving, plus blinds or privacy films. Ventilation and airtightness are balanced so the room feels fresh without draughts.
