Foundations & Footings — From Survey to Pour & Sign-off

Foundations succeed when the prep is disciplined and the details are right. We begin with ground checks and precise set-out, plan safe access and spoil, then dig clean trenches to firm bearing. Reinforcement and formwork are installed to drawings with verified cover, and concrete is placed, compacted and cured in a controlled sequence. Interfaces to DPM/DPC, starter bars and service sleeves are positioned exactly so the superstructure rises quickly. Throughout, we coordinate with Building Control and keep photo records. The outcome is simple: accurate, compliant footings that pass inspection first time and give a solid base for the build.

Ground Investigation & Setting Out

Every site is different, so we test assumptions early. Trial holes confirm strata, water and any made ground; nearby trees, boundaries and existing footings are noted. With a stable datum established, we set lines and offsets with lasers so trench edges, widths and step-downs land where the drawings intend. Access for plant and inspectors is planned, and stockpiles are positioned to avoid surcharge on trench edges. This methodical start avoids over-digging, minimises concrete waste and ensures walls will rise square, true and on the right centres.

Trial Holes, Soil Type & Bearing

We open small exploratory pits to identify soil horizons—topsoil, cohesive clays, granular sands/gravels or made ground—and check for perched water. Bearing depth is agreed with reference to trees and frost, and we record photos and levels for Building Control. If ground varies, we plan steps to a consistent bearing or switch to trench-fill, pads or a raft, as the engineer directs. Logging the conditions up front prevents surprises, keeps the pour volume predictable and protects programme and cost.

Datums, Lines & Levels

A fixed benchmark keeps everything honest. We strike accurate control lines for inside/outside faces, square corners and mark step positions, then use lasers and staffs to control excavation depth. Level pins guide the dig and the pour, while offsets are noted for bricklayers and steel fixers. This discipline produces uniform concrete thickness and cover to steel, and it prevents the “make-up” that causes lumpy bed heights and slow brickwork.

Excavation & Temporary Works

Trenches are excavated cleanly to firm strata with the right plant for access and ground. We avoid polishing or disturbing the bottom, trimming by hand where needed. Where depth or friable soils demand it, trench support is installed to protect people and the formation. Water is managed by sump and pump; existing services are located and protected. Spoil is stockpiled clear of edges or carted with duty-of-care paperwork. By the time the inspector arrives, the trench is safe, dry and ready.

Trench Support, Access & Spoil Control

Shoring, boxes or sheets go in before instability becomes risk, with ladders for safe inspection. Spoil sits well back from the edge to avoid surcharge and slumping, and is shaped to shed rain. Haul routes are kept clean to protect neighbours and the formation. Simple controls—barriers, signage, pump-outs—prevent contamination of the bearing surface and the last-minute re-digs that waste time and concrete.

Reinforcement & Formwork

Steel and shutters are installed to schedule for strength and clean geometry. Mesh laps, bar diameters and bends are checked; cover is set with chairs and spacers so rebar stays off trench sides and membranes. Where edges are exposed or levels vary, we build formwork for crisp arrises and accurate heights. Starters, dowels and hold-downs are fixed through templates so the superstructure aligns perfectly. Everything is tied, supported and photographed before the pour.

Strip, Trench-fill, Pad & Raft Options

Foundation choice follows soil and loading. Strip footings suit competent, uniform ground; trench-fill reduces labour and side collapse in deeper digs; pads carry point loads under posts or columns; rafts spread load across weak or variable soils while tying the footprint together. We explain pros/cons and costs, then build the agreed detail precisely—correct widths, depths, laps and steps—so brickwork or frames fly.

Rebar Cages, Spacers & Cover

Rebar works only where it’s designed to sit. We assemble cages rigidly, place them on proper chairs, use side spacers for cover and hang top steel to stop sag during the pour. Laps are tied to schedule; hooks and cranks are set to drawing. Steel stays clean—no mud or oil—so bond is reliable. Depth gauges confirm cover before concrete, with photos for the record.

Concrete Placement & Curing

Concrete is ordered to the specified strength and slump, with pump or chute access planned. We place in a continuous operation, vibrate or rod to remove air without disturbing steel or trench sides, and strike to pins or rails. As soon as finishing is done, curing begins—covers, curing membranes or spray—so early-age drying doesn’t rob strength. Edges and surfaces are protected from impact, frost or heat, and access is controlled until the concrete is ready for the next stage.

DPM/DPC Interface & Starter Bars

We cast to the correct height so the DPC lands above external ground and aligns with floor build-ups. DPM/DPC interfaces and any gas barriers are detailed as specified at slab or raft level. Starter bars, bolts and sleeves are set from templates to wall centres or baseplate positions, with thread protection and accurate protrusions. Service penetrations are sleeved where they need to cross, avoiding later coring and awkward patches.

Compaction, Finish & Curing Regime

Systematic compaction eliminates honeycombing and voids; we strike clean shoulders for bricklayers and tidy faces where concrete will be exposed. Curing is matched to weather—sheeting and compounds in heat or wind; protection from frost and standing water when cold. Joints or saw cuts are installed where specified, and traffic is managed by time and load so edges don’t bruise and surfaces stay true.

Building Control & Records

We handle inspections and keep a clear audit trail. Before pouring, Building Control checks depth, bearing and reinforcement. We record levels, take photos and note any agreed variations. After the pour, batch tickets and volumes are filed with dates and locations. If the design team needs as-builts, we provide measured sketches and a photo set. This paperwork speeds sign-off now and answers questions years later.

Inspections, Photos & Pour Tickets

We photograph trial holes, trench bottoms, cage placement, cover blocks, step details and the finished pour with level pins visible. Delivery dockets are saved with mix, batch time and quantity. Any inspector instructions are logged with the fix. That tidy record proves compliance and gives confidence to whoever builds off our work next.
